GC Real Estate Partners is Hiring a Property Manager Near Sartell, MN

Overall Position Summary:
  • Manage the property for Owners and GC Real Estate Partners by performing duties personally or through direct reports.
  • Maximize occupancy, collections, physical appearance, and resident retention.
  • Control expenses within or below budget.
  • Establish and maintain a pleasant atmosphere and relations with the residents of your community. Maintain visibility, professionalism and rapport.
  • Responsible for all of the day-to-day operations of the property.
Essential Functions:
  • Become familiar and knowledgeable of federal, state, and local laws and regulations as they relate to the management of the property and the needs of the residents.
  • Work with residents in establishing good communications and a resident retention program. Resolve resident issues in a fair and timely fashion.
  • Adhere to GC Real Estate Partners policy and procedures.
  • Read and follow the procedures of the GC Real Estate Partners Employee Handbook. Make sure all staff members have the handbook and understand it.
  • Fair Housing Law must be adhered to when dealing with residents, staff, vendors etc. at all times.
Fiscal Responsibilities:
  • Collect the rents from the property drop box and deliver in a timely basis to GC Real Estate Partners office or complete remote deposits per your property protocols.
  • Assist with collections procedures - knock on doors or make follow up collections calls as requested by GC Real Estate Partners.
  • Purchase approved items and to keep a reasonable, but limited, amount of supplies on hand.
  • Work within an established budged and notify the property manager of any possible variations immediately.
  • Collect laundry quarters and deposit into the property bank account bi monthly with the last deposit no later than the 24th of the month.
Marketing and Leasing:
  • Market and lease apartments.
  • Sign lease agreements with new residents moving into the property.
  • Keep in close contact with GCRE leasing office to coordinate marketing and leasing efforts and showings.
  • Take phone calls for leasing inquiries. Scheduling tours with prospective residents.
  • Maintaining a current availability list and a waiting list of prospective residents.
  • Utilize various marketing tactics and tools to creatively market the property.
  • Conducting tours of the building with potential residents with the goal of fully leasing out the property.
  • Continuously working with GCRE Management to maintain open communications.
  • Follow AppFolio protocols and procedures for online guest cards, application processing and lease executions.
  • Always making 100% effort to achieve the highest performance and maximum building occupancy.
Human Resources:
  • Act as a liaison between GC Real Estate corporate staff and other on-site caretaking and maintenance personnel.
  • Meet with caretaking and maintenance staff regularly to go over relevant business, including discussions of upcoming turnovers and work performance.
  • Assist with conducting new hire orientation with new caretakers or maintenance staff.
  • Make sure onsite staff are professional in their dealings with vendors and residents.
Physical Property Responsibilities:
  • Conducting move in walk throughs and new resident orientation with all residents moving into the property.
  • Coordinate pre move out inspection walkthroughs with each unit who will be vacating at least 30 days prior to their vacate date.
  • Coordinate and complete a final move out inspection with each vacating resident. Turn in completed move out inspection sheet to GCRE within 3 days of their move out date.
  • Take photos of all vacated units that will exceed 2 hours of cleaning or maintenance.
  • Ensure all maintenance requests are handled promptly and efficiently. Maintain a tracking system for open and completed work orders.
  • Continually inspect the property and making recommendations for improvements to Granite City Real Estate property manager.
  • Walk all vacant units weekly.
  • Complete a final walk through on each vacant unit prior to a new resident taking occupancy. You are responsibly for unit readiness.
  • Maintain the property in a clean and presentable condition at all times.
  • Walk the grounds and common areas every other day.
  • Supervise all outside contractors or vendor working on the property to ensure quality workmanship and that the work is completed as outlined in the contracts.
  • Perform or direct any and all other authorized management/maintenance functions necessary to ensure the proper and effective operation of the community and fulfill other duties as may be assigned by your Property Manager.
Supervisory Responsibilities
  • Supervise all onsite staff including caretakers, maintenance, or other office staff.
  • Establish schedules and assign necessary personnel needed to properly manage and maintain the community for routine maintenance and cleaning.
Other Responsibilities:
  • Post and deliver memos and important information to residents.
  • Assist with exterminator efforts on the property to proactively eliminate any pests.
  • Update mailbox listings for the US Postal Mail Carrier for each building.
  • Maintain office filing.
  • Maintain and keep storage area and office cleaned and organized.
  • Other duties, as assigned, or as pertains to specific properties.
